		<description>Having good communication with the residents and with the owner is imperative.  Many times, owners decide to use a Professional Property Manager to create that buffer and to create that business relationship.  

Property Managers should seek out forms and other information from trade associations.  NARPM (National Association of Residential Property Managers) is one of those and has a chapter in the Monterey Bay area.  We learn from one another about liability issues, management agreement and lease agreement clauses, and new legislation.  I also belong to C.A.R/MCAR and use the C.A.R. forms for leases in addition to my own addendums.  

Communication is the best form of offense to keep from having conflict and/or mis-understandings.</description>

Unfortunately, the stereotype of the landlord who ties his tenant to the railroad tracks when the tenant can&#039;t pay the rent has its roots in reality.  The reason that California law has historically favored the tenant is because unscrupulous landlords have taken advantage of their tenants to the extent that the legislature had to step in.  

The good communication advocated in Steve&#039;s comment can go a long way toward dispelling the myth that landlords and tenants can&#039;t get along.  It can also prevent lawmakers from feeling compelled to regulate how those of us in the property management business (both managers and rental property owners) operate.</description>
